When looking to purchase a Buy to Let property it's important to consider what you stand to make from the investment. In the UK a net rental yield of around 3.5 - 4% is considered average with anything above 4% looked on as a good rental yield.

Tracking rental yield over time is a good way to make sure you're still getting a good return on your investment as markets change and can highlight periods you might need to review things like rent, charges or other costs being incurred.

By removing the annual costs you can see your gross rental yield and compare the difference between these two figures. For many investors this difference should be no more than 1 - 2%, otherwise running costs may need to be reviewed.
